Vernon sits at the north end of the Okanagan Valley, between Okanagan, Kalamalka and Swan lakes, with SilverStar Mountain Resort up the hill. About 49,500 people live in the city and roughly 73,500 in the wider Vernon area, by BC Stats' 2025 estimates. It's big enough for a full hospital, a college campus and a busy downtown, and small enough that the lake, the ski hill and the trails are all minutes away.

The honest version

Vernon isn't cheaper than everywhere. A detached home in the North Okanagan cost more than the City of Calgary benchmark in August 2026, and noticeably more than Edmonton averages. Coming from Metro Vancouver, it's a very different story: the North Okanagan single-family benchmark was well under half of Metro Vancouver's detached benchmark. Work is the other big question. The Thompson-Okanagan unemployment rate was 7.2% in August 2026, above the B.C. rate of 6.6%. Many newcomers arrive with remote work, a transfer, a business or a pension, or line up a job before they move. The jobs section lists the area's major employers.

How far is Vernon from Calgary and Vancouver?

Tourism Vernon puts Vernon about 556 km (around 6 hours) from Calgary and about 441 km (around 4.5 hours) from Vancouver by road. Kelowna International Airport, about 30 minutes south, has nonstop flights to Calgary, Edmonton and Vancouver.

Is Vernon cheaper than Calgary?

Not for detached homes. In August 2026 the North Okanagan single-family benchmark was $794,300, compared with $744,300 for a detached home in the City of Calgary. Condos were close: $302,400 versus $295,400. Rents in Vernon were lower than Calgary's in CMHC's October 2025 survey.

How many people live in Vernon?

BC Stats estimates the City of Vernon's population at 49,527 in 2025, and about 73,500 for the wider Vernon census agglomeration. The 2021 Census counted 44,519 in the city, up 11% from 2016.

What is the weather like in Vernon?

Vernon's 1991–2020 climate normals show an average July daily high of 28.4°C and an average January daily high of -0.5°C, with about 447 mm of precipitation a year. Summers are hot and dry; winters are mild in town, with deep snow up at SilverStar.
