In August 2026, the North Okanagan single-family benchmark was less than half of Metro Vancouver's detached benchmark. For many Lower Mainland owners, selling a detached home and buying one here means paying off a mortgage or freeing up a large sum for retirement, a business or family. Metro Vancouver's September benchmarks have since come out a little lower: $1,784,700 detached and $1,075,900 composite.

What's different from the coast

Because you're already a B.C. resident, there's no licence, vehicle or MSP paperwork, and if you've never owned a home, you may qualify for the first-time buyer exemption from property transfer tax.

Common questions

How much cheaper is Vernon than Vancouver?

In August 2026 the North Okanagan single-family benchmark was $794,300, compared with $1,799,400 for a detached home in Metro Vancouver and $1,319,600 in the Fraser Valley. Condos were $302,400 in the North Okanagan versus $686,200 in Metro Vancouver.

Does the foreign buyers' tax apply in Vernon?

No. B.C.'s 20% additional property transfer tax for foreign buyers applies only in the Capital, Fraser Valley, Metro Vancouver, Central Okanagan and Nanaimo regional districts. Vernon is in the Regional District of North Okanagan. The federal ban on non-Canadians buying residential property is a separate rule.

Can I run a short-term rental in Vernon?

Only in limited ways. Vernon is on B.C.'s list of communities where short-term rentals are limited to the host's principal residence plus one secondary suite or accessory unit, and the City requires a business licence. The SilverStar Mountain Resort area is exempt from the provincial principal-residence rule.
