Albertans move to B.C. by the thousands: Statistics Canada counted 22,201 people moving from Alberta to B.C. in the year to June 2026. For Calgarians heading to Vernon, you trade the Bow for Kalamalka Lake, chinooks for a long, hot summer, and a drive out to the mountains for SilverStar just up the hill (Silver Star Provincial Park is 22 km from Vernon). Here's what changes, what it costs and how to plan it.
Getting between Calgary and Vernon
- Driving: about 556 km, roughly 6 hours, according to Tourism Vernon. Most people take the Trans-Canada (Highway 1) west through the Rockies and Rogers Pass, then Highway 97A south from Sicamous.
- Flying: Kelowna International Airport (YLW), about 30 minutes from Vernon, has nonstop flights to Calgary on Air Canada, Flair and WestJet. Scheduled flight time is a little over an hour (third-party schedule data).
- Winter driving: winter tires or chains are required on most B.C. highways from October 1 to April 30. A legal B.C. winter tire needs at least 3.5 mm of tread and the M+S or mountain-snowflake symbol.
B.C. has moved to permanent year-round "Pacific time" (UTC-7) and won't turn clocks back on November 1, 2026. Alberta is also staying on year-round "Alberta Time" (UTC-6) from November 2026. So Vernon will sit one hour behind Calgary and Edmonton every day of the year, including hockey night: a 7 p.m. puck drop in Calgary is 6 p.m. in Vernon.
What your Calgary home buys in Vernon
Here's how benchmark prices compared in August 2026, the latest month all three boards had published:

The short version: a detached home in the North Okanagan cost a bit more than the Calgary benchmark, townhouses cost noticeably more, and condos were about the same. People don't usually move here to save money on the house; they move for the lakes, the climate and the pace. If you sell a detached home in Calgary and buy one in Vernon, plan on similar or slightly higher housing costs, not a windfall.
Calgary's September 2026 numbers have since come out: a $739,400 detached benchmark and $566,700 for all residential. The North Okanagan's September figures weren't published yet when this page was updated.
Renting first
Some people rent for a season to try neighbourhoods before buying. In CMHC's October 2025 survey, Vernon's average apartment rents were $1,244 for a one-bedroom and $1,619 for a two-bedroom, compared with $1,582 and $1,914 in Calgary. Vernon's vacancy rate was 3.2%, up from 1.0% a year earlier, so there's more choice than there used to be.
The Alberta-to-B.C. paperwork
The full list is on the moving checklist. The big four for Albertans:
- Driver's licence: switch to a B.C. licence within 90 days. ICBC's page for movers from another province lists ID, your current licence, proof of driving experience and the fee, with no knowledge or road test mentioned for a standard full-privilege exchange.
- Vehicle: register and insure it with ICBC within 30 days. Private vehicles from Alberta are exempt from B.C.'s out-of-province inspection under the New West Partnership. No PST is charged on a vehicle you owned at least 30 days before becoming a B.C. resident and bring in within a year.
- Health coverage: MSP has a wait period of the rest of your arrival month plus two months. Alberta Health Care coverage continues for the month you leave plus the next two months, so the timing lines up. Apply for MSP as soon as you arrive.
- Sales tax: B.C. charges 7% PST on most goods and many services, on top of GST.
Buying before you've lived here
One rule surprises many Albertans: B.C.'s first-time home buyer exemption from property transfer tax requires that you've lived in B.C. for at least one year before the purchase registers, or filed two B.C. tax returns in the last six years. Most people arriving from Alberta won't qualify on day one, even if they've never owned a home. If views matter, look at Okanagan Landing and the Foothills; for an acreage feel, look at Coldstream and Lavington. If skiing is the reason you're moving, try the drive up Silver Star Road at 8 a.m. in January before you fall for a house on the far side of town.
